What Is Tokenization?

Also known as: Asset Tokenization, Real-World Asset Tokenization

In short

Tokenization is the representation of ownership of an asset or right as tokens on a blockchain. Real estate, bonds, fund shares, commodities or artwork can become digitally divisible, transferable and tradable this way.

In a tokenization process, an institution or a special-purpose vehicle usually holds the asset legally and issues tokens that represent rights over it. Smart contract rules can restrict who may receive the tokens; for example, only addresses that have passed identity verification (KYC) may be allowed to hold them. Stablecoins can also be seen as tokenized forms of fiat currencies such as the dollar.

According to its proponents, tokenization can enable transactions to settle around the clock and faster, open high-value assets to a wider range of investors by splitting them into small pieces, and reduce intermediary costs. As major financial institutions have begun offering tokenized government bond funds and similar products, the real-world assets (RWA) sector has become one of the most closely watched topics in the crypto market.

However, a token is not the asset itself; its value depends on the trustworthiness of the institution that safeguards the asset and the soundness of the legal structure. Which country's law governs the ownership right, whether there will be enough liquidity on the secondary market, and securities regulation are among the main limits facing tokenization.
